We are not looking for investments (as The Hop’s profitability is not the issue; it paid off the original investment in just 15 months) or someone to just simply “attend”. Our challenge is that we did not start this business for ourselves and never anticipated having it back in our hands. Since we do not have the time to run it ourselves, we are looking for someone else (or a group of people) that want to buy the business or if you can think of some other arrangement; our minds are open.
We would sell The Hop for $20K with roughly $12K in prepaid rents (through Feb 2025), equipment and stock; and will consider other reasonable offers. Owner financing may be possible with half down on an agreed upon price and the rest payable monthly over a year. We will not be selling off the equipment (as we will always make beer and if the business does not sell, we would be happy to use the equipment for ourselves/friends). We are willing to share all revenue/expense data we have, as well as production details/original recipes/vendors/accountant, AssoCerv contacts, etc.; if a deal appears to be viable.
Our name is attached to “The Hop Factory” through SRI, SIMAR, ARCSA, Registro Sanitarios, RUA, GAD Municipal, Basic Function Permit, etc. So, if we sell, this all needs to change/transition.
To be successful being bilingual or putting some bilingual employees in place would be ideal. Having a passion for craft beer helps and knowing how to brew beer is obviously a plus.

Over the next couple weeks Lisa and I will be determining the future of The Hop Factory. Regardless, it’s been a blast.
P.S. A 60%+ CAP rate for a business open to the public 10 hours a week is ridiculous…though that is doing the work yourself. Plenty of room to grow with the right focus on quality and customer service. Also, It took us almost a year to be able to get Food Grade SS equipment made (in Ecuador….to support local businesses) and all the permissions necessary to legally produce and sell beer in Ecuador. If you were ever thinking about making beer here, this will save you a lot of startup time (and $ burn).
