Living in Ecuador comes with many benefits—but if you own property here, it also comes with important responsibilities that are easy to overlook.
Every person who owns Real Estate Property in Ecuador is required to pay Municipal Property Taxes each year, including the urban or rural property tax (impuesto predial). This obligation applies regardless of your nationality or residency status. It is paid once a year, and staying current helps you avoid unnecessary stress, fines, interests, or administrative roadblocks.
The good news? Ecuadorian municipalities encourage early payment by offering attractive discounts.
For urban properties, discounts are available during the first six months of the year, and are divided into two payment periods each month:
– January: 10% discount in the first half, 9% in the second
– February: 8% (first half) and 7% (second half)
– March: 6% and 5%
– The discount gradually decreases until it reaches 1% in the second half of June
Paying your municipal taxes on time is more important than it may seem. Any outstanding balance can prevent you from completing basic procedures, such as transferring ownership after buying or selling a property. Late payments also generate interest, and penalties that can quickly add up.
Additionally, if you are older than 65, you can obtain senior discounts on your taxes too.
