Ideal sustainable property for multi-family living off the land with 3 houses

There’s never been a better time to live off-the-grid without compromising your taste and style in housing. This incredible property features 3 amazing, European-style homes on 5.9 acres, 2.4 ha of land in the Yunguilla Valley, near Lentag and an hour and a half from Cuenca, the cultural center of Ecuador. The three homes and land are being offered together for one purchase price. This property is perfect for a homesteader, expats looking to escape the rat race of their own countries or a group of friends who are longing for community and to live off the land in spectacular, natural surroundings. No more power outages, water shortages, or food rationing. Everything you need to live a thriving life, in style, is right here.

The land has extensive orchards, gardens, and a coffee plantation, and is nestled off of a paved road, with approximately ¼ mile entry drive. There is a deeded reservoir. Also included in the sale is a separately deeded piece of land above the main house that has its own reservoir and is ready for expansion, more planting or additional casitas. This parcel of land, could also be sold, should you want only the primary property.

This secluded and private estate boasts 1,500 arabica coffee plants, as well as an expansive orchard consisting of 5 varieties of bananas, avocados, 20 mandarin trees, 4 Sutil limes, 4 orange trees, grapefruit, 2 mangoes, maracuyas, papayas, 2 varieties of lemon trees, babaco, platano and agave. There is ample room for large vegetable gardens and corn and beans are already planted. There are two greenhouses, a chicken coop, and room for goats and other small livestock.

A workshop for processing coffee is located down the hill from the homes, where there is also a large flat, park-like green space that could be created into beautiful flower gardens and seating areas. There is also a secure enclosed bodega for tools and a covered parking area. The enclosed pump house has a 1,100-liter holding tank for Potable water supplied by Agua Potable system. It is supplied to the house via a pressure system. Three separate calafons supply hot water, and the main houses also have a solar water heater. There is a reverse osmosis system for drinking water. A large reservoir is located in the upper eastern portion of the property that holds 500,000 liters of irrigation water. Irrigation systems are in place for watering the landscaped areas around the house, the orchards, and the coffee trees. Potable and irrigation water are plentiful here, which is key (and sometimes not the case) when living in the country.

Included in the sale is the main 2,000 sq. ft Yunguilla home with a large open-concept, a modern Scandinavian-feel great room, 2 bedrooms, and a room currently used as an office that could easily be converted into a 3rd bedroom. There are 2 full bathrooms with showers, a guest/social bathroom, a pantry, a laundry room, and a covered terrace.

The property also includes a stunning 2 bedroom, 1100 sq. ft. guest house separated from the main house that sits atop a hill with great views and a spacious porch to enjoy the scenery, The guest house also has open-concept living with a large, bright and light kitchen, dining room and living area, one bathroom, and a laundry room/pantry.

Also on the property is a 2-bedroom, 700 sq. ft. casita that has a living area, with a kitchenette, and two bedrooms each with

Spacious, 3-bedroom, secure, ground floor unit in luxury building is 2,246 sq. ft

This 3-bedroom, 3.5-bath riverside condo with two terraces feels more like a private home than an apartment, thanks to its generous proportions, thoughtful layout, and seamless indoor-outdoor flow. At 2,246 sq. ft. (208 m²) including the patios — plus one deeded parking spot, and an underground bodega — this ground floor condo offers room to live, create, and entertain in style.

Located in one of Cuenca’s most desirable neighborhoods, you’ll be surrounded by restaurants, cafés, shops, and Supermaxi, with hospitals, clinics, and the river’s walking paths within walking distance. While the condo sits close enough to enjoy the peaceful ambience of the Tomebamba, its set-back position means you won’t be disturbed by city or street sounds, and it is completely safe, and private. The elevator building has weekday security, a generator, and central gas, with an HOA of $215 that includes the gas.

Inside, an open concept living, dining, and kitchen area welcomes you. The living room is bright, and inviting, with space for multiple seating arrangements, while the dining area is anchored by a warm electric fireplace. The gourmet kitchen, with its oversized island, 5-burner gas stove, refrigerator, oven, range hood, microwave, dishwasher, and garbage disposal — all included in the purchase price — opens directly onto the two patios. One is covered for year-round al fresco dining, the other open to the sky, framed by flowering plants, and a barbecue area.

Down a private hallway, the bedroom wing offers quiet separation from the main living space. Currently, two of the bedrooms are used as vibrant creative studios, filled with fabrics, and work, and art supplies, and storage bins. But beneath the artistry are two spacious, en-suite bedrooms ready to be reimagined. One features an attached sunroom, making it an ideal primary suite, while another opens directly onto the garden terrace. The en-suite primary bedroom is large with views out to the garden through its large picture window.
