Only 20 minutes to Cuenca
All city amenities, utilities and services
This spacious, single-level 3+ bedroom home offers the fresh air, peace and tranquility of country living without sacrificing any of the conveniences of the city. Enjoy breathtaking views of Cuenca from the front windows or take in the incredible unspoiled natural beauty of the Gordeleg River valley from the back of the house. Yet you’re only 20 minutes away from Cuenca.
We searched in every direction around Cuenca for more than a year before finally finding this perfect property. Typically, choosing to live outside the city necessitates giving up many of its advantages. Not so with this property. Every city amenity is available and provided here: clean, potable city water from Etapa (same provider as Cuenca), high-speed fiber optic internet service, trash pickup, gas delivery, 110/220V electric service, city bus service, telephone, and streetlights all the way into Cuenca. Tiendas, hardware stores, ATMs, restaurants, pharmacies, auto repair and many other services are all available in nearby Santa Ana less than a mile away.
After finally finding and purchasing this beautiful mountaintop property, we then devoted another year to custom designing the home and vetting a number of architects/general contractors to build the house. We ultimately selected one of the most respected and premier architects for the job, Arq. Gabriel Reyes. No detail was overlooked in the design, construction or finish of the home. Site preparation, foundation, structural integrity, high ceilings, open floor plan, multiple skylights, radiant heat in the floors throughout the entire house, a huge chef’s kitchen designed for both entertaining and the gourmet chef and equipped with imported high-end North American appliances, double-pane windows, porcelain tile throughout the entire house, abundant total LED lighting and so many more quality features rarely found in even the most exclusive homes in Cuenca are just a few of those myriad details.
The touches built into this house are simply too numerous to list but also include ensuite bathrooms with large walk-in showers in each very spacious guest bedroom (each also features a large American-style walk-in closet with custom cabinetry), a huge built-in entertainment center in the den, solar panels to augment hot water for the thermostatically-controlled and zoned whole-house radiant heat system, a 50-gallon tank-type water heater imported from the US that serves the kitchen/ laundry room/ master bedroom (and a separate calefon for the guest bedroom wing), central gas, a large walk-in pantry, a true American-style garage with remote-controlled overhead door, and a master suite so large that you could get lost in it.
The master suite occupies its own separate wing of the house and includes a sitting room, a huge area for king-size bed/armoires/ dressers and more, his-and-hers large walk-in closets with custom cabinetry, an oversized master bath with dual lavatories and cabinetry with tons of storage, a two-person jacuzzi, a giant walk-in shower with dual shower columns and rain-shower heads, and a separate water closet room. Additionally, the master suite also features an adjoining 12×14 office/library that could be easily converted into a workout space or even a fourth bedroom if desired.
Outside you’ll find a large outdoor kitchen with oversized horno de leña (pizza oven) and wood grill, a huge wrap-around patio with tiled bench seating and firepit, a large storage closet for lawn equipment, a barbecue pit supplied by a central gas outlet, soffit down-lighting surrounding the entire house, a 2500-liter reservoir tank that collects rainwater for irrigation, engineered water-management systems to control runoff and immaculately landscaped grounds surrounding the home.
There is so much more, but you just have to see this masterpiece for yourself to appreciate all the numerous extras and designer touches. The list price is based on $800 per meter for the home and $3 per meter for the land. If you have been looking at comparables, you know that for this level of construction and land this close to Cuenca with all city services, these prices are an absolute bargain.
The published price is for an unfurnished sale, but the owners are willing to sell the house “turnkey” if the buyers desire. Also, a Lexus RX450-hybrid with about 55,000 miles may be included in the purchase at a negotiated price.
Come see this gem and make us an offer — we are motivated sellers for health reasons and are ready to entertain any reasonable offers.
Unfurnished, $495,000, negotiable. Pets are allowed.
